Since this few month, my life keep pops up with problem especially family problem. It's totally freak me out. Drives me crazy. I do not know what is the right way i should do.
How can I do to solve the problem?
How to handle all this unsolve family problem?
What is the best way to solve a problem instead of hurting each other problem?
What should I do to make my parents happier?
What am I able to do to save this family?
Which house am I going to stay tonight? mum/dad
Who love me?
Who care for me?
Who can help me?
Who can I believe?
Who can give me a hand?
Who can help me to wipe my tears?
Who can lend me a shoulder to ly down on?
Who can I rely on to lessen or solve my problems?

Tonnes of questions non-stop popping out in my mind for the past 6 years.
All I wish is to own a HAPPY FAMILY.
I do not need a troublesome boyfriend. Giving me headache or heartache.
All I just want is a silent companion.

Problems never been solve after few months passed. I just knew how to live my life day by day without knewing any meaning of it.

However, I'm tired of it. As long as each of my loves ones are safe, that's the meaning of my life. I'm gratitude. A word "THANK YOU" i am whispering to myself.

soon to be married, I hope you will be touched with this story...

MARRIAGE

When I got home that night as my wife served dinner, I held her hand and
said, I've got something to tell you. She sat down and ate quietly.
Again I observed the hurt in her eyes.

Suddenly I didn't know how to open my mouth. But I had to let her know
what I was thinking. I want a divorce.. I raised the topic calmly.

She didn't seem to be annoyed by my words, instead she asked me softly,
why?

I avoided her question. This made her angry. She threw away the
chopsticks and shouted at me, you are not a man! That night, we didn't
talk to each other. She was weeping. I knew she wanted to find out what
had happened to our marriage. But I could hardly give her a satisfactory
answer; she had lost my heart to Dew. I didn't love her anymore. I just
pitied her!

With a deep sense of guilt, I drafted a divorce agreement which stated
that she could own our house, our car, and 30% stake of my company.

She glanced at it and then tore it into pieces. The woman who had spent
ten years of her life with me had become a stranger. I felt sorry for
her wasted time, resources and energy but I could not take back what I
had said for I loved Dew so dearly. Finally she cried loudly in front of
me, which was what I had expected to see. To me her cry was actually a
kind of release. The idea of divorce which had obsessed me for several
weeks seemed to be firmer and clearer now.

The next day, I came back home very late and found her writing something
at the table. I didn't have supper but went straight to sleep and fell
asleep very fast because I was tired after an eventful day with Dew.

When I woke up, she was still there at the table writing. I just did not
care so I turned over and was asleep again.

In the morning she presented her divorce conditions: she didn't want
anything from me, but needed a month's notice before the divorce.

She requested that in that one month we both struggle to live as normal a
life as possible. Her reasons were simple: our son had his exams in a
month's time and she didn't want to disrupt him with our broken
marriage.

This was agreeable to me. But she had something more, she asked me to
recall how I had carried her into out bridal room on our wedding day.

She requested that everyday for the month's duration I carry her out of
our bedroom to the front door ever morning.. I thought she was going
crazy. Just to make our last days together bearable I accepted her odd
request.

I told Dew about my wife's divorce conditions.. . She laughed loudly and
thought it was absurd. No matter what tricks she applies, she has to
face the divorce, she said scornfully..

My wife and I hadn't had any body contact since my divorce intention was
explicitly expressed. So when I carried her out on the first day, we
both appeared clumsy. Our son clapped behind us, daddy is holding mummy
in his arms. His words brought me a sense of pain. From the bedroom to
the sitting room, then to the door, I walked over ten meters with her in
my arms. She closed her eyes and said softly; don't tell our son about
the divorce. I nodded, feeling somewhat upset. I put her down outside
the door. She went to wait for the bus to work. I drove alone to the
office.

On the second day, both of us acted much more easily. She leaned on my
chest. I could smell the fragrance of her blouse. I realized that I
hadn't looked at this woman carefully for a long time.. I realized she
was not young any more. There were fine wrinkles on her face, her hair
was graying! Our marriage had taken its toll on her. For a minute I
wondered what I had done to her.

On the fourth day, when I lifted her up, I felt a sense of intimacy
returning. This was the woman who had given ten years of her life to me.

On the fifth and sixth day, I realized that our sense of intimacy was
growing again. I didn't tell Dew about this. It became easier to carry
her as the month slipped by. Perhaps the everyday workout made me
stronger.

She was choosing what to wear one morning. She tried on quite a few
dresses but could not find a suitable one. Then she sighed, all my
dresses have grown bigger. I suddenly realized that she had grown so
thin, that was the reason why I could carry her more easily.

Suddenly it hit me... she had buried so much pain and bitterness in her
heart. Subconsciously I reached out and touched her head.

Our son came in at the moment and said, Dad, it's time to carry mum out.
To him, seeing his father carrying his mother out had become an
essential part of his life. My wife gestured to our son to come closer
and hugged him tightly. I turned my face away because I was afraid I
might change my mind at this last minute. I then held her in my arms,
walking from the bedroom, through the sitting room, to the hallway. Her
hand surrounded my neck softly and naturally. I held her body tightly;
it was just like our wedding day.

But her much lighter weight made me sad. On the last day, when I held
her in my arms I could hardly move a step. Our son had gone to school. I
held her tightly and said, I hadn't noticed that our life lacked
intimacy.

I drove to office.... jumped out of the car swiftly without locking the
door. I was afraid any delay would make me change my mind...I walked
upstairs. Dew opened the door and I said to her, Sorry, Dew, I do not
want the divorce anymore.

She looked at me, astonished, and then touched my forehead.. Do you have
a fever? She said. I moved her hand off my head. Sorry, Dew, I said, I
won't divorce. My marriage life was boring probably because she and I
didn't value the details of our lives, not because we didn't love each
other any more. Now I realize that since I carried her into my home on
our wedding day I am supposed to hold her until death do us apart.

Dew seemed to suddenly wake up. She gave me a loud slap and then slammed
the door and burst into tears. I walked downstairs and drove away.

At the floral shop on the way, I ordered a bouquet of flowers for my
wife. The salesgirl asked me what to write on the card. I smiled and
wrote, I'll carry you out every morning until death do us apart.

That evening I arrived home, flowers in my hands, a smile on my face, I
run up stairs, only to find my wife in the bed - dead.

The small details of your lives are what really matter in a
relationship. It is not the mansion, the car, property, the money in the
bank. These create an environment conducive for happiness but cannot
give happiness in themselves. So find time to be your spouse's friend
and do those little things for each other that build intimacy. Do have a
real happy marriage!

If you don't share this, nothing will happen to you.

If you do, you just might save a marriage.

Many of life's failures are people who did not realize how close they
were to success when they gave up.

Recently, I get to know a guy. Wait! Not that I'm interested in him.
What I'm trying to said tho we ain't that close but somehow til yday I start to agree with him something related to 'relationship'.
He's telling me that, 'We just need to be comfortable with each other in a relationship.'

Seriously, I thought about what he had said.
After a day, I somehow agree with him.

The reason is totally simple.

Skill is most important but there is always an element of luck

The simplest way to calculate the pip value is to divide 1 pip by the exchange rate and multiply it by the lot size. This gives you the pip value in terms of the quoted currency. If the base currency of your account is other than the quoted currency, then simply multiply this by the applicable exchange rate.

For example: What is the pip value of a trade in GBP/JPY with a price of 128.92? The pip value of 1 standard lot (5,000) of GBP/JPY which is traded at 128.92 is:

0.01/128.92 = 0.00007756 GBP

0.00007756 x 5,000=0.387 GBP

The base currency of your account is USD. If the exchange rate for GBP/USD is 2.0612, then the pip value for 1 standard lot in terms of the account's base currency is: 0.387x 2.0612 = $0.80.

From Credit Card Debt to Owning Six Houses

The journey for my financial world have been a tough one, after graduating we (my wife and I) got into huge debts, simply because a few mistakes :

1. We got married a year after graduation, the wedding cost was much higher than we can afford, so loans and credit card debts started to pile.

2. Purchase a house (was not a mistake) but at a wrong place where the appreciation was not great and we went on to renovate for huge $$, again more personal loans + credit card debts.

3. We didn’t have a clue about income and expenses, as long as it was within our salary its okay.

4. We had our 1st baby girl, again we were clueless about the $$ we need to set aside for the expenses of a baby.

Looks very foolish and maybe some of you are thinking, which planet we came from. How can we be so stupid? Well, first, I wouldn’t put up excuses of why we were like that, or lack of financial knowledge. We had big dreams and were pushing hard to achieve them when we were not really ready yet. That’s not all, then we have had our 5th mistake – this is a classic.

Five major financial mistakes

In midst of all the financial woes, we were struggling badly. One of our office mates saw us and asked us if we would be interested to make some additional income while keeping our current job….OH YES…that’s what we wanted.

He came to our house and ask us this question “What would you like to achieve in the next 5 years?”, the rest is history, 6 years we spend slogging and working hard in network marketing, we spend more than we made, (not the network marketing’s mistake, but we weren’t selling products to make money). After 6 years, we were exactly where we started. ZERO base.

Strategies to turn the situation around

Nothing to cry about, we regroup ourselves, rethinks of strategies: (from our lessons learnt by putting our pride a side for a while)

1. Resolve our finance loans and stop all our credit cards transactions, buy everything cash.

2. Sell our property and make money, invest in cheaper units and stay there until we are back up (downsize ourselves)

3. Plan our bill before going out to purchase groceries.

4. Focus on career instead of MLM to grow higher in corporate, only to earn more so that can have more income.

5. Help out some part time work with translations, tuition etc to make additional income.

6. Stay at home – at in laws house during weekend and eat at home.

7. Start to pay ourselves (saving) every month from our monthly salary…start with minimum as we could move up to 10%.

All these ideas came out with few simple activities:

a) Keep our dream intact, but 1st keep a short term goal and a 5 year plan.

b) Read a lot of books (I mean a lot).- started with Robert Kiyosaki…Azizi Ali…Milan Doshi…Peter Yee…now, KCLau.

c) Strategize our short term goals and then put a time line to it.

d) Monitor our account statements, income and balance sheet.

Magnificent Results

The results: (what we achieve in the last 6 years of planning).

1. Promotions in career, I still work but in a higher management as a Senior Manager. My wife left her job as a manager and went into her passion business earning similar to her “job” income monthly.

2. We have 6 properties, 3 of those rented, 2 currently in construction (for appreciation) and 1 we stay in

3. Our savings have reached 6 digits past 1 year.

4. Total net worth is 890K as of Nov 2009. (asset : properties, mutual fund, savings ASBN & business investment)

5. Total net saving monthly (income – expenses) is 15% without taking into consideration my wife business income.

Now we are focusing on the next 5 year plan:

Net worth 2.5M with target of saving accounts alone $1M.

Of course it didn’t simply worked out for us, there were mini strategies that we worked on and move towards this direction, while keeping our jobs. Here I am writing to give hope to those who are in financial crisis today, that you too can succeed, with effective planning.

He can retire now & afford his daughter’s RM300k education fund[Case Study]

Let's take a look at this case study.

I will be 40 years old soon. I am married with a 10 years old daughter. My wife is same age as me, she is a housewife. I have very little knowledge about the profession of financial advisory as retirement always seem far and away. Reading your book awakes me to the importance of financial planning and the quality of life.
My asset as bellow:
1) House (own stay) – Market value of RM800K with RM470K loan outstanding.
2) Second house tenanted at RM850/month. The market value is RM300K with no loan.
3) Share holding of RM840K, all invested in KLSE.
4) EPF RM460K.
Could you please advise if I have saved enough to meet the following requirements?
1) Do I have enough for retirement with monthly income of RM6500? I plan to retire as soon as possible. I will still continue to work after retirement but it would be nice not have to work for money.
2) Education fund for my daughter at about RM300K current value. The education fund is my second goal. It is up to my daughter where she chose to study. I hope to have the resources available if needed.
3) I do not have any insurance except those provided by the employer. Please recommend basis insurance requirement after retirement. Currently the employer provides PA & medical for family. No coverage upon cessation of employment. Should I take up medical insuranceupon retirement? How much is sufficient for the family?
I plan to sell the second house and invest the proceeds in equity for higher return.

Retire with monthly income of RM6500

To retire now with passive income of RM6500/month (78,000 per annum), assuming that the average annual return of 8%, Ron would need to have an investment portfolio of RM975,000.

Looking at Ron’s current asset:
- Share holding of RM840k in Bursa Malaysia
- Second house of RM300k
- EPF RM460k

His total assets are RM1.6million. Let’s exclude EPF from the portfolio, he still have RM1.14 million. To get RM78k return per annum from RM1.14 million worth of investment assets, he just needs to generate 7% return.
His retirement need is met in this case. To generate a 7% return per annum, it is pretty much achievable with the right mix of asset allocation.

Ron mentioned that he plan to sell the house to be invested in equity. But I wouldn’st suggest that because of several reasons:

1. If all his money is invested in equity, it is like putting all your egg in the same basket. Unless he is very good in stock picking and knows what he is doing. Warren Buffett invests almost all his money in stocks and he takes care of his portfolio really well.

2. His second house is giving a return of 3% per annum [RM850 x 12)/300k], which is much lower than the required return of 7% per annum. But properties appreciate over time. Another option is to refinance the house in order to withdraw more capital to be invested in the stock market. Doing this, he can still grab the full return when the house appreciates, while he ismaking money in the stock market and only paying low interest charges to the bank.

Anyway, there is no absolutely right answer for this. If Ron knows stocks very well compared to real estate, he can definitely sell the house and make more money from stock using the same amount of capital.

As a conclusion, Ron can retire already!

Education fund of RM300k

Since Ron’s daughter is only 10 years old, she will only need the large amount of education fund maybe 8-10 years later. At that time, Ron can withdraw his EPF account 2 for his daughter’s education fees.

Insurance Planning for retirement

Basically, Ron would need to get his family well-covered with insurance protection to prevent any unforeseen illness. Since Ron can afford to retire now, if he chose to stop his employment, it is advisable to get his personal insurance coverage effective.

There are 5 categories of life insurance coverage:

1. Personal Accident plan – this can be purchased from general insurance companies and also online at Tunemoney.

2. Hospitalization and surgical benefit – this is the medical card we often talk about. Most medical card cover until age 80 with adequate lifetime limit. It depends on the hospitalization package you prefer. I would suggest to get a lifetime limit coverage of not less than RM300,000 per person.

3. 36 critical illnesses – For a person who is actively earning money now, I suggest to be covered at least 3 times of your annual income. But for a retiree, probably RM100,000 would be enough just to fund the nursing care and some outpatient medication. Most of the major medical fees are covered if you have a medical card.

4. Total Permanent Disablement – This benefit is included when you are covered for 36 critical illnesses.

5. Death benefit – This benefit is also included when you are covered for 36 critical illnesses. For a retiree, death benefit is not so important compared to those actively working adults who are the breadwinners in their families.

You can allocate 5-10% of your income for insurance planning. Normally it is adequate to get your family well covered. In Ron’s situation, he can allocate about RM400-600/month forinsurance planning.

Ron, well done!

In fact, he is doing a lot better than majority of the population at you age.

Recently I had a glass of wine per day.

I'm on holiday mode now. Holiday turns me into someone who does not realize what day is everyday.

And it's saturday today! I only realize it when it's around 11pm.

So, I went to Senso [a lounge in Hilton, Kuching] to watch live band singing while enjoying my 'Maison Kerian' France red wine & another glass of mix fruit punch.

That's make my Saturday Night!

Why? Am I truly happy?

The worst situation is when you are sad but your tears could not drop at all.

You feel like crying desperately. You tried to cry. But, you still cant cry.

I feel so suffer. I want to release all the suffering for these 2 years.

Afterall, I still fail to do so? why?why?why?

1st Dec - Back to Kuching

JUN NG KIA CHEONG.

The 1^st person I would like to thank a lot for helping me today.

Without his help, I would not have be able to catch the flight.

For the whole year of been sitting back from Kuala Lumpur to Kuching for almost every month, this is the most terrible, stress & worst almost could not get onto the plane.

This is what we called ‘tiok put aeroplane’.[ translate in Hokkien]

This is the real aeroplane not ‘put aeroplane’ by your friends.

I admit this time I could not control myself.

I’m real damn panic when i was in Subang as Jun & the kids have reached the airport.

The time is showing 3pm soon.

My flight at 4.20pm and yet I’m still in Subang Jaya. OMGOSH?! What a terrible day?!

However, I’m real damn touched, my p3 peeps – Youwei , AhBoon, JessCar, Jaylyn

The night before, I thought my tears would drops for leaving my beloved p3 peeps. But it turn out that I’m touched by them for helping me a lot. Rushing to the airport for like about 180km/h?

I’m really sorry. I apologize to all of you for giving all the troubleS.

I’m already very grateful as you guys are so kind to plan to send me to the airport.

But in the end, U guys have to rush & speed on the road in order to send ‘this troublesome hazel lai & her stuffy’ on time to reach the airport tho the gate was closed.

Once again, without Jun & his friends helping me to delay the flight, I could not imagine how would I turn out? I know this can be settled as long as with money? But, money should not be simply spent if there are other ways of exceptional.

All the way from Kuala Lumpur to Kuching, I’m feeling terribly bad. I did not make a good farewell with u guys & left without any gift to each of u as memory but ending up with a bad scenario.

SORRY. I really appreciate it. A lot. Love ya guys.

D'licious SMELLY TAUHU at OUG

This is the last four pieces of smelly tauhu left when we reached OUG.
So,the 7 of us have to share bits of it except Jessica Goh Xiau Yen as she meet us up later on.
At least, there is a photo for u to look at ~ haha!! =P
Anyway, i love it. And it is not so smelly as i expected =( as im expecting it to be more smelly to the MAX !!
It smell somehow like the 'pasar malam' gross, dirty longkang smell.
wow~ loving it! I wish I could come back next time & try again.

A day in KLCC for the 1st time

Another day flew by again. But at least, I've gone through a memorable day with ahBoon & ahHui !!d

I have decided to step a foot on KLCC as I've never go there before since the past 18 years. 3 of us used the ktm & then change to monorail to reach our destination. It seems to be the first time for the 3 of us to sit inside the monorail of 'putra line'.

AhBoon claimed that the feeling inside the monorail is like the movie entitled 'Final Destination' !! haha ~

Hazel : ahBoon, dont be sarcastic!! =P

We spent almost the whole day exploring inside KLCC.

Ai Hui is too anxious to get her cheese cake which she wants to buy it since the beginning of the year.

After searching around the four floors in KlCC, we still could not look for her cheese cake which she claims it is very delicious!!

In the beginning, Ai Hui was rather pissed off because she could not get her cheese cake. Aww, chilling chilling!! ^^

Guess what? In the end, her friend told her that the cheese cake bakery is outside Isetan - 4th floor, a japanese bakery.

FINALLY!! She managed to buy her long awaiting cheese cake which cost rm19. Rather rational the price. It seems to be rather famous tho.

Anyway, the best moment I loved & enjoyed the most is singing together the TM advertisement songs together with both of you like nobody cares.

This is what I had for lunch today. [set meal] Yummy ~

Uwei called me the day before to ask me to join for lunch today. So, he picked me up about 1pm. All of us meet up at Sunway Pyramid & end up sticking down our butt in Pasta Zanmai for hours. Their food is worth for u to pay tho is like a meal cost about rm20 +++ per person.
We watched a movie entitled 'Christmas Carol'. It's rather funny as I laughed a lot in the cinema. ='D
The movie makes me can't wait for the upcoming Christmas celebration.
I wonder how to celebrate Christmas this year?? Any idea guys? ^^
giftsss .. haha! I bet everyone do enjoy receiving gift from one another.

1st time blogging

Well, prom just ended yesterday at Sunway Hotel Ballroom. Azam was my prom date & as usual he is always a last minute person. So, we ended up like 1 of the latest ones to reach the venue. Anyway, his lateness i'm sort of get used to it !

So,back to the prom night. It was like a quick white flash shooting of memories saved in all of us mind. And, it's not till 24 hours yet but I madly started to miss P3. And that is why I am creating my own personal blog to keep up-to-date my life with P3 peeps.

Yea,P3 peeps .. time-to-time make a keep glance on each other blogs k? Do keep in touch! I'm wondering how would all of us been doing after 5 years? Would it be possible for all of us to gather together again & have a sumptuous dinner? chit-chatting hows life going on for the last 5 years. Probably some of us might have get marry? If in that case, do remember send me a wedding invitation card! I would attend if i can make it. woohoo * smile =)
